Lead Paint Window and Door Removal in Hayward

Typical cost in Hayward

  • One window replaced$475 – $1,425+
  • About 4 windows replaced$1,650 – $4,900+

  • One or two old windows or doors stripped and restored, originals kept$700 – $2,050+

Sashes, sills, jambs and thresholds get rubbed every time they move, so their old paint can turn to dust faster than paint on a wall. This page covers replacing, stripping and restoring painted windows and doors in Hayward houses built before 1978.

The EPA counts any window replacement in a pre-1978 home as regulated work, and Hayward adds a permit step. Window and door work is planned in Hayward, San Leandro, San Lorenzo and the neighborhoods around them.

Window and door options

Replacing windows

An EPA-certified firm with a certified renovator swaps lead-painted windows, sealing the room and covering the ground outside. The City of Hayward’s handout says replacing or adding windows, sliding glass doors or skylights requires a building permit, with fees based on the job’s valuation. Broken glass can be repaired without a permit when the sash and frame stay in place.

Retrofit windows and the old frame

A retrofit window replaces glass and sash and keeps the existing frame. The City handout says retrofit windows must stay in the same format as the original and must not reduce egress capacity. The frame keeps its old paint, which still has to be handled if the frame is touched.

Stripping and restoring wood sashes

Sashes made of wood can be taken to a shop, stripped and returned reglazed and painted with lead-free paint. The opening stays covered and the dust stays out of the house. The original look survives, which may matter if the house reaches the city’s 50-year screening.

Doors, jambs, thresholds and sills

Doors rub jambs and stops, thresholds take foot traffic and sills collect dust shed by the sash. A flat interior door may cost less to replace than to strip, whereas a period front door can be worth keeping. Sills and window wells get a careful cleaning because clearance dust samples are taken there.

Renovation or abatement

Replace a window and the EPA renovation rule applies; it contains dust and leaves the hazard. Remove the hazard permanently and Title 17 abatement applies: certified Supervisor and Workers, written plan, Form 8551 notice, clearance. The same window can be either job.

Hayward permit and historic checks

The City handout adds that permit applications for window work on buildings at least 50 years old, or in a historic district, may be subject to the Historic Preservation Ordinance, and it advises calling the Planning Division before applying. Call the Planning Division before applying.

What affects the cost

The price of window and door work depends on the count, restoring versus replacing, the size and style of new units, trim removed with them and renovation versus abatement. Permit fees follow job value, and an older house may need a historic check.
